Scope Of Work
Construction is well underway for Lancaster Urban Village, a mixed-use, transit-oriented development just across from the Veterans Administration Medical Center. The 3.5 acre site is roughly bounded by Lancaster Road, Mentor Drive, Denley Drive and Ann Arbor.
City Wide CDC will offer a combination of 193 one, two and three-bedroom apartments in three-story, LEED certified buildings that will have 14,000 square feet of local retail and offices on the ground level. Also a part of Lancaster Urban Village is a 50,000 square foot expansion of the Urban League of Greater Dallas & North Texas where trade skills and work force development classes will be offered. Leasing is already underway for commercial and retail space in the building with occupancy scheduled for early 2014. Apartment leasing is scheduled to begin mid-summer 2013.
Lancaster Urban Village will meet the housing, medical office space, local retail, restaurant and services needed by the 5000 employees of the VA Medical Center. The new development will offer a pedestrian-friendly, safe and sustainable environment just steps away from this major employment center. Residents and retailers can live, work, shop, play and continue their education just minutes from their home or office. The University of North Texas at Dallas campus is 10 minutes from the site.
Designed around a resort-styled pool and landscaped courtyard, residents will also enjoy a resident club with a community kitchen and entertainment programming, a business center, hot tub, resort-styled pool, outdoor lounge, picnic/grill area and fitness center. A central parking garage with 392 spaces will serve retail and residential uses as well as overflow parking for the Urban League headquarters next door.
Apartment amenities include ceiling fans, elevators, crown molding, cultured marble or high quality laminate countertops, microwave ovens, intrusion alarms, icemakers, washer-dryer connections and ceramic tile baths. Some units will have additional storage areas, private terraces and increased ceiling heights.
