Scope Of Work
This project consisted of a four-level underground parking structure in the heart of downtown Ann Arbor. It incorporated a cast-in-place post-tensioned concrete parking structure and surrounding landscaping. It accommodates 713 parking spaces. The project's key challenges were its tight urban site (with constant adjacent heavy foot and automobile traffic), its close proximity to neighboring businesses, and the nature of the below-grade construction.
The project contained a number of elements that directly correlated to the values set forward by the community. These ideals were gathered in part from an expansive online survey and from feedback by members of city council, planning commission, and city staff. The design was made to be environmentally friendly and included elements to enhance safety, pedestrian linkages, alternative transport, traffic flow, and flexibility of the site.
The parking structure includes numerous green features and utilized environmentally friendly "green" concrete. Project plans also included the reuse of mass excavation materials. The lighting was designed to maximize natural light, while the low-energy, LED fixtures have motion sensors to reduce energy consumption during non-peak hours.
The client also encourages green transportation by offering premium parking to hybrid and fuel-efficient vehicles, as well as providing charging facilities for electric automobiles. There are 10 120V overnight spaces, with a future capacity for at least 300 cars. The parking deck also features a storm water detention system, with additional capacity for adjacent development
The site was designed with flexibility for future development in mind. The underground parking structure supports above-ground surface public parking in the short-term and in the long-term. This includes possible residential, retail, and/or office buildings and a public plaza. The site has been planned to accommodate lateral expansion as well, if neighboring properties wish to pursue additional underground parking.
