Scope Of Work
Services for the Underserved Inc. (SUS), Bronx Pro Group and C&S Construction are partnering on the redevelopment of the site located at 1600 Macombs in the Morris Heights section of the Bronx. The site is approximately 2 acres (65,000 feet) and it is occupied by a former hospital operated by SUS as a residential treatment center. The plan is to demolish the existing building and build a two-phase project with a total of 560 units of affordable housing, a 7,500 SF medical clinic, parking, and a 14,000 SF community facility space. The project will also include approximately 11,500 SF of publicly accessible open space, a rear yard and a passive recreation area for residents located on the second-floor terrace. Phase I and II will share amenities spaces and social service offices to maximize the project’s efficiency. The project will strive to meet the highest, economically feasible energy efficiencies including solar PV.
