Scope Of Work

J. B. Stones is a collaborative real estate development service provider.  We provided guidance through every step of the predevelopment, design and construction process for The Human Bean Gastonia NC project.

Our services ranged between four key processes: predevelopment, design/permitting, project administration and construction.

During the predevelopment phase, we performed.

• Conceptual Planning/ Site Plans
• Zoning and ordinance review
• design and Construction phase schedules
• cost estimates and project budgets
• Team organization

During the design/ permitting, we ensured that our client's needs were met, both functionally and aesthetically, and that the budget was maintained.   We performed:

• Collaborated with the design team through the schematic, development and construction document phases.
• Worked closely with the authorities having jurisdiction (AHJ); local planning and zoning, building and fire departments.
• Liaison between the design team and the project owner/client.

During the project administration phase, we worked closely with the franchisee, the franchise as well as the franchise preferred vendors and the owners. We performed:

• We worked closely with the owner to obtain the entitlements, create the budgets and reports necessary for the lender and their closing checklist.
• We worked with the franchisee to secure the appropriate signage, Fixtures, and Equipment necessary for the project. 
• We coordinated the F.F.E vendors.
• Weekly updates throughout the design/permitting and construction stages. 

During the construction stage, our team, vendors and subcontractors performed all the necessary work to clear the site, construct the project and turn over the keys.
