Scope Of Work

Located at a major transit hub at Queens’ Jamaica Station with the AirTrain link to JFK, will be a new, superblock, residential development of over 1.2 million square feet comprising two towers of 30 stories and 16 stories above Archer Avenue and Sutphin Boulevard between the LIRR and three MTA subway lines. This 669-unit residential complex mixed-use community development is an important part of Greater Jamaica’s revitalization.

Features:

The development includes a 30-story high-rise, 14-story mid- rise, parking for 176 vehicles and 25,000 SF of ground floor retail. The high-rise offers 539 rental units, while the mid-rise offers 120 affordable housing units. The high-rise has community, residential, and amenity space on the 4th floor, and residential units from the 4th to 30th floors.

Precast panel facade with metal and glass articulation will create a dynamic visual presence.

The project is targeting a minimum LEED Silver certification.

CNY worked to engage M/WBE trades and encouraged all trades to hire local workers.

Budget constraints demanded intensive value engineering. CNY worked with designers to develop alternative foundation and structural design, and mechanical, electrical and exterior facade systems, resulting in a more efficient building and over 20 percent in savings from original estimates.
