Scope Of Work
We proposed that VIP Structures purchase land from OI (adjacent to its manufacturing plant), build warehouse space and connect it to OI’s property. This provided OI with on-site warehouse space, without having to invest its own capital in “bricks and mortar,” and dramatically reduced its need for public warehousing.

Owens-Illinois (OI) is the world’s leading manufacturer of glass containers. In 1985 VIP Structures met with OI to discuss its distribution needs in upstate New York. At the time, OI was using a considerable amount of public warehousing space to accommodate its storage requirements. We proposed that VIP Structures purchase land from OI (adjacent to its manufacturing plant), build warehouse space and connect it to OI’s property. This provided OI with on-site warehouse space, without having to invest its own capital in “bricks and mortar,” and dramatically reduced its need for public warehousing. This development concept saved OI more in transportation expense than they paid us rent for the warehouse by eliminating the double handling of its finished product.
The concept was so successful that OI asked us to provide eight more facilities on a design-build-development basis nationwide.
