Scope Of Work

Wakefern Food Corporation (ShopRite) is New Jersey’s largest employer and the largest supermarket cooperative in the United States.

Greek Development successfully assisted Elberon in structuring this complicated project. This involved temporarily relocating Wakefern to an alternate site while assembling 50 contiguous acres, demolishing the existing buildings, redeveloping the site, and then returning the tenant to its original location in a new Class A 524,000 SF distribution center with 36 SF clear ceiling height, 4,000 Amp. 480 Volt 3 phase electrical service, 45 Mil reinforced white PVC roof membrane with R=20 insulation, and 190 fully dressed loading dock packages with continuous dock pits, hydraulic vertical dock levelers, motorized doors, seals and locks.

Ensuring a guaranteed maximum price for the total design and construction of the project, Greek Development enabled the owner to secure the financing required for the project and the lease with their tenant. The Project Team worked with the N.J. Economic Development Agency and City Redevelopment Agency to secure long term economic incentives from both the local and state government enabling the project to move forward.  Working closely with the municipality of Elizabeth, New Jersey, the Owner and Wakefern, Greek Development managed the project from all stages of the initial entitlements through design, construction to turnover of the facility to the tenant. The project not only created a state-of-the-art, maximum efficiency warehouse for Wakefern, but also preserved and created approximately 350 jobs. 

Greek Development delivered another project that all the stakeholders were proud to be a part of and further was recognized by NAIOP as the Industrial Deal of the Year.
