Scope Of Work

This 1913 building, which once served as the Waterville High School, was renovated into an affordable, multi-family housing complex. The 35-unit facility includes one-, two-, and three-bedroom apartments with community and laundry facilities on the ground floor.

Much of the historic building was restored to its original character. Where possible, the original wood trim was restored or replicated, window openings restored to their original fenestration pattern in order to maximize daylighting, and original slate blackboards preserved and reinstalled in their original locations.

In order to maximize energy efficiency, the building’s envelope was fully insulated with spray foam insulation along with the installation of a modernized heating and ventilation system.

AlliedCook worked closely with the code enforcement office and Waterville Fire Department to address numerous code issues with the existing 100-year-old facility.

The building’s mechanical and electrical systems were updated to meet current code requirements, including a new HVAC system featuring energy recovery ventilators and solar panels for hot water heating.

The installation of a handicap accessible elevator in this old building required the drilling of 14 helical piers nearly 100’ deep into bedrock. This precision work was executed with no impacts to the building’s structural integrity.

The project scope also included a $1 million renovation of the old high school gymnasium and locker rooms which now operates as a commercial basketball club. The work also included restoration of the original seating and windows.
