Scope Of Work

The Bayshore Elementary School District (BESD) selected Landmark as their preferred construction partner to build a temporary school site, demolish an old school and build a fabulous new $30 million-dollar state-of-the-art urban campus in 14 months.

Challenges

This project was already designed prior to our selection, and had a fixed budget, as the source of funding came from the sale of one of the District’s campuses. In addition, the market was saturated with projects, leading to subcontractor pricing increases. Labor and materials shortages were also a project schedule concern, particularly the possibility of delayed structural steel delivery.

Solutions

During the subcontractor bid process, a massive outreach effort was undertaken to ensure competitive pricing was secured for every major trade. This effort, coupled with value engineering, allowed the project to move forward with the finite amount of funding received from the sale of property. The possibility of labor and material shortages were addressed in a number of different ways. “We broke the contract into two parts in anticipation of procurement difficulties,” said Joe Bittaker, President of Landmark Construction. “We ordered the steel first to be sure it would arrive at the site and be erected on time.” Efforts to maintain the project schedule included personal visits to verify production of structural steel at the manufacturer in Canada.
