Scope Of Work

This project involved the complete renovation of an existing 66,160 SF apartment building for the Family Works residential treatment program for women with children. Renovation work included structural upgrades, window replacements, new MEP systems and interior remodeling. Additions totaling 5,300 SF include stair towers, lobbies, elevator and additional meeting space on the top level. The completed project provides 24 apartments, daycare and children’s play areas, several meeting rooms, fitness area, computer lab, evaluation and treatment rooms, storm shelter, administrative offices, and underground parking.

Renovation of distressed buildings brings a unique set of challenges. Due to the lack of as-builts for the facility, several assumptions had to be made during the design process. Once demolition began, our team found several variances in the placement and connection points of the main structural members, requiring additional coordination to remove part of the structure on the front side of the building, and conduit runs were found in the concrete floor, requiring additional demo and repair to the floors. The structure also has a low ceiling height, making it challenging to fit the new MEP lines and light fixtures into the space while also maintaining the height clearance required by code. Our team was brought on board after construction documents were completed, and we worked closely with the owner, architect and mechanical designers throughout construction to ensure that the completed facility exceeded the owner’s expectations.
