Scope Of Work

The Embassy Suites project at 2886 Airport Drive, Columbus, OH was completed in September 2009 with a total construction value of $23 million. The project was a full-service, 198 key hotel. TP Mechanical provided HVAC and plumbing installation under a design-assist contract. TP Mechanical was the lead contractor in MEP coordination, and the project was completed under budget.

The project was originally scheduled to be completed by November 2009; the actual completion date was two months early in September 2009 due to an accelerated schedule.

The project engineering firm, Prater Engineering, referred TP Mechanical for this project. We had worked with Prater on another Embassy Suites project and brought innovative solutions, including value engineering, to assist with the design and reduce the project budget. Embassy Suites turned to TP Mechanical, Prater Engineering and Bird Houk Architectural Group to control their budget. Our joint team was able to reduce the HVAC & Plumbing by 14.5% from the original budget. 

By partnering with Prater and with the design-assist approach, we provided solutions that would eliminate the domestic water heaters and utilize a heat exchanger to supply the domestic water to storage tanks as well as utilize another heat exchanger for the water source heat pump loop. In addition, we incorporated a one-pipe system for the water source heat pumps that eliminated almost 50% of the loop piping.

Our on-site superintendent was instrumental in achieving this success through his planning and utilization of TP Mechanical’s fabrication capabilities. We had the domestic water piping risers and each hotel room piping group prefabricated. The water source heat pump piping riser and mechanical room piping systems were also built in our shop.
