Scope Of Work

Custom built in 1965 as a frozen poultry warehouse, the original 1/5 acre site featured a 9,750 SF structure with 18-in concrete slab, CMU foundation wall with interior supports, TPO membrane roof, structural steel warehouse, four dock doors and only one side door. In addition, a smaller attached brick building was the dock and warehouse office. Both the building and site/truck court were badly degraded. The site required new water service lines, sanitary lines; curb, gutter and driveway and employee/ customer parking lots. All work was done under Georgia Stream Buffer code. DCG added “curb appeal” with new landscaping and sidewalks that meet City of Atlanta beautification requirements. Exterior and Interior remodel required extensive demolition, including: overhead and personnel doors, windows, metal wall panels, pipe bollards, concrete pavement and removal of refrigeration equipment. Exterior Improvements • Installation of storefront windows and build entry vestibule • New loading dock with door • Wheelchair accessible ramp • Complete repainting; added canopies, downspouts and trim Interior Finish • New 3" top slab poured over existing elevated slab (now 21" thick!) • New metal stud/sheet rock partitions and acoustical ceilings throughout to create retail, offices, showroom, rest rooms and break room, shipping/receiving and warehouse areas • “Industrial design” Showroom features polished concrete floor, exposed rigid duct, retail-quality lighting with exposed roof and wall structure • Warehouse 1-hour rated firewall corridor and full-envelope 1-hour rated flammable storage room • Two new restrooms with new piping through existing slab, and one new employee breakroom • Customer service area with new half-wall, flooring and “floating” acoustical ceiling • Custom displays, counters and graphics by Owner. • A historical barber shop display featuring an antique barber’s chair, antique barber’s tools and an antique mirror and counter
