Scope Of Work
The project is a multi−family residential community in the historic Summerhill neighborhood in Atlanta. Situated on Hank Aaron Drive, immediately north of the former turner field (current GSU football stadium) and south of the future GSU baseball field, the project will deliver both housing and retail. The project is broken up into three distinct buildings, all separated by a 3−hour fire wall: two residential apartment (r−2 occupancy) buildings built in type iiia construction; and an enclosed precast parking deck (s−2 occupancy) built in type iia construction.
The apartment building(s) consists of 306 units in approximately 340,000-SF, and will be sprinklered per NFPA 13. The five−story building, which rests on a slab on grade, steps twice to adjust with the topography. There are two outdoor amenity decks one at level 1, the other at level 3 both completely open to the sky. In addition to the residential units themselves, the residential building houses a double−high clubroom, leasing office, and fitness center. Approximately 8,000-SF of retail is housed at both the southeast and northeast corners.
?The structured parking deck provides approximately 500 parking spaces on 6 levels. All levels of the parking deck will be mechanically−ventilated and sprinklered. The flat trays of the deck align with the residential floors, allowing residents simple access between the two.
The project has an anticipated completion date in the spring of 2021.
