he use of lean construction strategies, within the context of IPD, is becoming more prevalent in the construction industry. Some owners are preferring to deploy an IPD approach that is hybrid in nature….meaning there is a preference to use more traditional A/E and GC contract documents while still receiving the benefits of lean design and construction practices with integrated delivery. This approach eliminates the need for a specialized contract sometimes referred to as an Integrated Form of Agreement (IFOA) in which all parties, including designers and subcontractors, share in predetermined, project specific risk/reward scenario. Working side by side with the A/E team and selecting major trade contracts in system specific we can develop options and solutions in real ime, in fewer days, using pull planning target valuing and virtual 3D modeling. One of the keys to success is having a small but select core of leadership team, inclusive of the client, to provide guidance and timely decision-making. Unnecessary steps in the delivery process are eliminated and the team is focused from start to finish on delivering “best value” as defined by an overall facility life cycle analysis, including achieving the project’s strategic, operational, and financial performance goals.
