Scope Of Work
BEC performed design review for the adaptive reuse, renovation and addition of the historic Foxcroft Court Building. The existing building was a three-story, 14,000 square foot dormitory which sat vacant for many years. The existing structure consisted of brick masonry mass walls with bar joist floor framing and timber roof framing and slate shingles. New second story additions totaling 2,200 square feet were added to the existing wings consisted of metal framing and engineered wood roof trusses. The new exterior walls consisted of brick masonry cavity walls and synthetic slate shingles. The building will be used as a welcome center, school store and administrate space for the school campus.
Design review consisted of review of construction drawings, specifications, and submittals in which BEC prepared a report identifying design discrepancies and recommendations to overcome weaknesses in the transitional details and development of a retrofit interior air barrier at the historic brick mass walls. During construction, BEC attended pre-installation meetings for the building envelope trades to discuss best-practices, materials, installation methods, and quality control. BEC provided part-time Quality Assurance for the building envelope systems during construction to inspect for compliance with Contract Documents including: waterproofing, weather barriers, masonry, slate roofing, wood cornices , thermal insulation and metal-clad wood windows. Upon of each site visit, BEC prepared daily reports of our findings with recommendations for remediation of observed deficiencies.
BEC also performed water infiltration testing in general accordance with AAMA 501.2 spray nozzle method for the new metal-clad wood windows.
