Scope Of Work

Imagine a true urban village, a town-within-a-town where you recognize your neighbors, know your storekeepers, stroll after a leisurely dinner, as the fountains serenade you. It’s not France or Italy; it’s San Jose’s Santana Row.

Santana Row is a neighborhood of 42 acres encompassing nearly ten city blocks. The complex consists of 514 residential town homes, lofts and villas, 70 retail shops and boutiques, 20 full service restaurants, nine spas and salons, CineArts movie theatre and Hotel Valencia.

Critics lauded the project for creating a public space that has natural beauty combined with a functional urban environment. The collaborative design effort earned Santana Row two major awards, the CELSOC Engineering Excellence Award in 2004, and Builder Magazine’s Project of the Year in 2003.

The design team, including SB Architects, BAR Architects, and Steinberg Architects, along with SWA Group providing full landscape design, worked on behalf of the project developers, Federal Realty Investment Trust. Rudolph and Sletten provided construction management services on Phase I of the project.

When presenting the award, judges from Builder Magazine noted the street’s European atmosphere that was achieved by employing a variety of architectural designs for the structures as well as sophisticated landscaping details. These details focused on the use of mature oak and palm trees, shaded grassy plazas, courtyards, and fountains, intimate public seating areas, extra-wide sidewalks and street medians, and multi-use destinations such as Park Valencia, which hosts live music, a farmer’s market, and other public gatherings.

High-quality retail names such as Gucci, Burberry, Ferragamo, Diesel, H&M , Ann Taylor LOFT, Cole Haan, Anthropologie, Tommy Bahama, and Brooks Brothers have helped make Santana Row the Rodeo Drive of Northern California. The shopping center is now the fourth highest ranking mall in California and the highest ranking in the Bay Area by sales per square foot.

As the Northern California's answer to Rodeo Drive, Santana Row features one of the highest concentration of luxury retailers in the Western United States including Gucci, Burberry, Ferragamo, Crate and Barrel, Diesel, H&M , Ann Taylor LOFT, Cole Haan, Anthropologie, Tommy Bahama, and Brooks Brothers. The shopping center is now the fourth highest ranking mall in California and the highest ranking in the Bay Area by sales per square foot.
