Scope Of Work
Originally constructed in the early 1980s, Fair Oaks Mall is a two-story indoor shopping facility just west of Fairfax, Virginia. This project involved extensive renovations, modifications upgrades to the existing facility. The work space was over 1.7 million SF, it included:
Renovation andexpansion of all five exterior mall entrances
Landscape/hardscape improvements
Interior courts andseating area modifications
Lighting upgrades
Painting of the entire mall ceiling
HVAC andsecurity upgrades
Renovation of the mall's restrooms
Replacement of corridor finishes andceilings
The entrance renovations included the complete demolition of the existing structure and a rebuild of larger entrances, which were extensions from the existing building line. The new entrances include high-end finishes, canopies and storefront systems. The main entrance to the mall was rebuilt to be a full-height, two-story stone structure with a metal panel and curtainwall façade, as well as new escalators to the lower level. Additionally, core and shell work was done for restaurants that anchored the new entrances.
The renovation of the interior courts included full demolition of existing recessed seating areas and existing finishes. The Grand Court had a large fountain that was demolished, and the court was rebuilt with an open layout using high-end finishes such as imported stone, tile, kiosks and a new customer service center. Custom stations were also added throughout the mall. The ceilings for the entire mall were redone with the addition of new glass fiber reinforced gypsum covers LED lighting.
All construction had to be completed at night during off-hours to avoid any disturbance to mall customers tenants. This was especially difficult at each of the five entrances of the mall. As new additions were built, we set a new steel structure, while maintaining access egress at all times.
