Scope Of Work

Build an affordable housing community designed specifically for elderly/family and handicapped on a 27-acre site located within the county of Stonington, CT.

The Solution

The master planned apartment complex development consists of 18 two-story garden style and townhouse buildings which have been organized to provide protected south-facing courtyard entrances. Comprising of 160 apartment units and a community building, the apartment mix consists of one and two bedroom flats, along with two and three bedroom townhouses. A seven acre park was also developed at the center of the complex, along a high ridge line which provides views of the Connecticut countryside. Other amenities include several community rooms, craft areas, and counseling rooms.

The property is located off of Route One in Pawcatuck, Connecticut, a major thoroughfare through the area. The property is situated on 27 acres set back off of the road in a private setting. The surrounding neighborhood consists of single-family homes and small retail and commercial businesses. The resident profile at Brookside Village is mixed with ninety (90) of the apartments set aside for elderly residents, sixty-two (62) years of age and older, and the remaining seventy (70) apartments set aside for families.
