Construction Management “At-Risk” (CM “At-Risk”) allows International City Builders, Inc. (ICB) to serve as a construction consultant to the owner and designer during the design phase of a project and as the constructor of the project during the building phase. With over thirty percent (30%) of all projects completed by ICB in the role of a Construction Manager “At-Risk,” we have an established record of successful projects for Construction Management Services.

In our role as a Construction Management company “At-Risk,” we provide early cost estimates, constructability reviews and opportunities for accelerating the construction schedule by phasing the bidding stages which allows for early procurement of both subcontractors and materials. The role of International City Builders, Inc. as a commercial General Contractor is one of leadership and customer service.  In the role of providing general contracting services, International City Builders, Inc. takes full responsibility for all construction contracts, manages the work of its own forces as well as those of subcontractors, and ensures the project is completed on time in accordance with the owner’s construction documents. 

While the popularity of General Contracting has declined somewhat over the past 5-10 years, it continues to remain useful in some situations. Typically we perform in this role by negotiating a lump sum price and then entering into a contract with the owner to deliver the project.
