Scope Of Work
Thames Street Wharf is an eye-catching structure prominently located on Baltimore’s waterfront, featuring floor-to-ceiling glass windows that offer unobstructed views of the water. The eight-story, Class A office building is home to New York-based investment manager Morgan Stanley and Johns Hopkins Medicine International, while the ground floor features 1,500 square feet of space reserved for retail and restaurants.
The structure is land-based with the southern portion of the building cantilevering over the water. Ships and boats of all sizes are able to dock directly at the front door of the building, as the Baltimore 50’ channel is adjacent to the building.
Thames Street Wharf was the first office complex built as part of the 27-acre Harbor Point project, setting the tone for energy efficiency and sustainability for the entire development. Its sustainable features include a green roof, ultra-clear glazing, under-floor air distribution, energy recovery and innovative stormwater management strategies. The new multi-tenant office building was designed to appeal to corporate tenants seeking efficiency and conservation advantages.
