Scope Of Work

Localized tornados ripped numerous rooftop AHUs off of the building.  Heavy rains then poured into the office areas throughout the building.  We were hired to collect thermal images of the damage, identify the scope of the water intrusion, and create a scope of work for the removal of mold.

The biggest challenges involved the volume of water that was present everywhere.  On floors, in acoustical ceiling tiles, gypsum wallboard throughout the building, on desktop and other work surfaces, and inside of drawers (file cabinets and desks).

We documented the unusual instances where water was found, and created a scope that explained what needed to be removed or what could be dried in place.  We included a warning that if the water-restoration company did NOT begin the drying process in a timely manner - to our specifications - that mold could develop.  Overseeing the drying process to ensure that mold did not develop was a full-time process for a staff of 3 people.  The water-restoration folks in "the Valley" aren't used to seeing that much water in one place, and didn't quite understand the consequences of not extracting the moisture or drying the surfaces quickly!
