Scope Of Work

We were called in to check the moisture levels in structural wood at perimeter walls.  During our review, we also noted that the trusses between floors were very wet.  This was requested by the GC because one section of the building was closed-in during January and February which were very wet months.  

In some areas, moisture in the trusses, the structural wood, plywood and OSB flooring, was supporting the growth of mold.  Ultimately, the scope of this project involved visiting every one of the 160+ living units and public areas (corridors, workout room, leasing office) to identify where the mold was occurring.

We developed a scope of work to remove the mold.  This included direction on how to remove the mold, how to dry the structural wood, and finally, how to treat the surfaces to prevent regrowth in the future.  The "before and after" photos included here, show that the mold was pretty obvious on the truss surfaces.  This was also seen on the underside of the plywood and OSB flooring for the floors above.  

We directed the removal of mold from surfaces and then included direction to paint the affected surfaces with an antimicrobial encapsulating paint.  This was needed as the trusses were cleaned by scrubbing and rubbing, which could leave dust and fibers, as well as "mold hyphal matter" on the surfaces.  The encapsulating paint insured that once the affected surfaces were wiped clean, the surface was covered and sealed.  This should prevent any regrowth of mold if spores were missed in the cleaning process.

We were able to complete the work in all units over a 6-week time period.  This also allowed the GC the chance to work consistently, rather than having o urwork cause a "shut-down" on the project.
