Daniel Hunter AIA's Bio
Dan has over 30 years of experience in the design and construction industry. He began his career as an Architect with the Carlson Group, one of the country’s most innovative design-build firms. He was later named President of Carlson A&E nationally and President of SAE/Carlson Southeast Design Build Division in Atlanta, where he worked closely with CM&B founder and CEO Kevin Puopolo, who was heading the Northeast Division of SAE/Carlson at the time.
In 1992, Dan co-founded Consolidated Resources, which purchased SAE/Carlson. Dan developed the business strategy that resulted in Carlson becoming a nationally recognized industry thought leader for critical facilities design and construction. In 2003, he started Hunter Architecture Ltd. In 2014, Dan became CM&B’s Chief Strategy Officer, where he oversees a broad range of strategic initiatives in all aspects of the business.
He holds a Bachelor of Architecture and a BS in General Studies from Louisiana State University. He served for six years on the City of Belvedere (CA) Planning Commission, with three years as its Chairman. He also served on the Board of Directors of Meals of Marin, which provides home-delivered meals to the elderly in Marin County.
When out of the office, Dan enjoys spending time in the sunshine of California with his wife.
Darlene Mack's Bio
Darlene became a member of the CM&B team in 1995 as CFO. In her tenure of 20-plus years, she has held various positions within the company. In 2017, she returned to the role of CFO, where she advises the CEO and Executive team on business and finance matters. She is responsible for executing management initiatives required to maintain CM&B’s standards and quality control, implementing process improvements and delivering financial control through budgeting, forecasting and key metrics. She also contributes to CM&B’s Strategic and Business Plans.
Darlene earned her BS degree in Accounting from Boston College. She is also a licensed Certified Public Accountant (CPA).
The mom of four busy kids, Darlene enjoys being part of all their activities and volunteering at their schools. An avid sports enthusiast, she is an accomplished runner with four completed marathons, including two runs in Boston. When it’s time to relax, Darlene can be found on the beaches of Cape Cod with a best-selling novel in her hands.
David Sullivan's Bio
Dave joined CM&B in 2017 as the Chief Operating Officer (COO) and General Counsel. He brings more than 30 years of experience in corporate law to CM&B. Dave is responsible for managing the legal and risk aspects of the company. He is also responsible for specific corporate initiatives surrounding tax, investment, strategic planning, HR, IT and standard operating procedures for the Boston and New York offices.
Dave earned a BA in History at the College of the Holy Cross before attending Boston College Law School, where he earned his Juris Doctor (JD). He continued his education by earning a Master of Law (LLM) degree from Boston University Law School. While in private practice, Dave was consistently recognized as a “Super Lawyer” by the Massachusetts Super Lawyers annual publication. He believes in giving back, which is why he is on the Board of Directors of the International Institute of New England and the Massachusetts ALS Association, as well as being a contributing author for the MCLE treatise on tax-exempt finance.
Outside the office, Dave enjoys spending time with his wife and family, which includes his five grandchildren. He also enjoys golfing and other outdoor activities.
Jeffrey Anderson's Bio
Over the past 30 years, Jeff has earned a reputation as an industry expert through his broad background in the development and construction of Food Stores, Retail Properties, Shopping Centers, specialty Wholesale Distribution Centers and Commercial Offices. As Senior Vice President at CM&B, Jeff is responsible for leading and overseeing our Operations Team. He can be found onsite at his projects, working to ensure clients’ expectations are not just met, but exceeded. Jeff also plays a vital role in the development, enhancement and execution of CM&B’s Strategic and Business Plan.
Jeff holds an AAS in Civil Technology from the University of New Hampshire and a BS in Technical Management from New Hampshire College.
Outside of the office, he enjoys spending time with his wife, family and two dogs. An avid fisherman, boater and outdoor enthusiast, Jeff splits his time between New Hampshire and Cape Cod.
Jeremy Pollender's Bio
Jeremy has over 20 years of experience in pre-construction services and construction estimating. He works tirelessly to guarantee clients’ projects have a predictable outcome when it comes to schedule, cost and exceptional quality. As Senior Vice President at CM&B, Jeremy is responsible for all pre-construction assignments, as well as overseeing the development of prospective clients. He also works diligently to maintain relationships, with an impressive list of long-term, repeat clients.
Joseph Venie's Bio
Joe has over 30 years of experience in the construction industry. Having started his career at CM&B, his professional experience and extensive fieldwork bring a unique advantage and insight to his present position as Senior Vice President/Project Executive. Joe is responsible for CM&B’s Mid-Atlantic region, including client development, project management and expansion of the company’s subcontractor base.
Joe attended Northeastern University and continued his education at Central New England College, Wentworth Institute of Technology and Roger Williams College. Joe is a member of the International Council of Shopping Centers (ICSC).
When not at CM&B, Joe enjoys golfing and boating. He is the founding member of a hometown charity that provides scholarships and donations to the Dana-Farber Cancer Institute and the Jimmy Fund. He enjoys time with family and friends, especially his two daughters.
Karen Guillaume's Bio
Karen joined CM&B in 2012 after switching gears from IBM and venturing into the construction industry. She began in the role of Project Accountant and steadily increased her responsibilities and advanced her career as an integral member of the CM&B team. As Senior Vice President/Accounting, Karen is responsible for leading and managing CM&B’s Accounting Department. She oversees the monthly accounting cycle, reporting procedures, and works closely with the Operations team providing financial information and oversight on all of CM&B’s active projects. Karen is also part of the Senior Management Team, where she participates in corporate strategies for staffing, business initiatives and organizational improvement.
Karen earned her BS in Corporate Finance and Accounting from Bentley University and her MBA from Quinnipiac University.
Outside the office, Karen spends her time with her husband and daughter. She enjoys staying active and loves to get out for a good long run or hike on the weekends. She’s looking forward to surrounding herself with extended family and friends again in the post-pandemic era!
Kevin Puopolo's Bio
Kevin has worked in the construction industry for over 35 years. He began his career at one of the world’s largest design-build firms, SAE/Carlson, where he focused on significant commercial, industrial and retail clients. He held increasingly responsible positions, including Senior Vice President and Division Manager of the Special Project Group, President of DCM Corporation and President of SAE/Carlson’s Northeast Division. Before leaving SAE/Carlson, he was responsible for managing the Architectural, Engineering and Construction divisions, with offices in Boston, MA; Framingham, MA; Iselin, NJ and Pittsburgh, PA.
With his unique vision of bringing the construction management approach to the market, Kevin incorporated CM&B in 1992. Since then, the company has become one of the premier construction companies in New England and is recognized as an industry leader in key market sectors. As founder and CEO of CM&B, Kevin establishes the company’s corporate objectives and concentrates on managing and growing the business.
Kevin holds a BA in Public Administration from Stonehill College, but his true passion is athletics. He has shared his knowledge and love of sports by coaching AAU, youth and varsity basketball, Little League and youth soccer. He is a huge proponent of the benefits of athletics in developing character and career success. Kevin has also served as President for many youth sports organizations as well as varsity basketball, football and baseball booster clubs in his hometown.
He is involved in many local community programs and provides leadership and sponsorship to several civic organizations. In the past, he has served on the Board of Directors for the Lupus Foundation, the Ipswich (MA) YMCA and the Hamilton-Wenham Education Fund. When recent state and local budget cuts threatened to eliminate athletic programs and other extracurricular activities at his hometown high school, Kevin created the Hamilton-Wenham Athletics and Activities Alliance, which through his vision and leadership was able to provide a plan and funding for maintaining all athletic programs and clubs outside the school budget.
When he’s not at CM&B, Kevin enjoys spending time with his wife and family, which includes his nine grandchildren. He also enjoys boating and golfing in his spare time.
Leah Blackman's Bio
Leah joined the CM&B team as Vice President / Account Executive in 2019 to support CM&B’s growth efforts in the Tri-State region. No stranger to CM&B, Leah had partnered with our sales team since 2017 as a consultant through Brave Chicken, the design and development consulting company she founded focused on creating growth opportunities for the hospitality and restaurant industries. Previously, Leah was the Managing Director of design studio ICRAVE and Facilities Manager as Sushi Samba Restaurant Group.
A California native, Leah moved to New York after graduating from UC Berkeley to pursue a career in the restaurant and hospitality industry.
When she isn’t working, Leah can be found chasing her two little kids around Brooklyn or dining out at the newest restaurants in New York.
Len Cubellis, AIA's Bio
Len holds a five-year Professional Degree of Architecture from Syracuse University. While at Syracuse, he attended the Technische Universität Wien in Vienna, Austria. He founded Cubellis Inc. in 1986; under his leadership, the firm evolved into a 450-person, fully integrated, multidisciplinary design firm offering architectural, interior design and engineering services throughout the US, as well as in the United Arab Emirates.
Over the past two decades, Len has renovated and developed more than 30 properties in Onset, Massachusetts, helping to restore the town’s vitality and essential New England character. Len spearheaded the creation of the Onset Bay Association in 1990, a community organization that remains vital and active in driving the town’s renaissance. For his efforts, Len was awarded the Sam Walton Community Participation Award for his commercial development and design work.
Robert Harrison's Bio
Rob has more than 30 years of experience in the construction industry, holding positions in Sales, Marketing, Estimating and Operations. His career experience has included pre-construction and construction management services for clients in the Food Store, Hospitality, Commercial Office, Distribution and Industrial sectors. As Senior Vice President (and former Operations Manager), Rob works closely with the company’s operations leadership to improve quality control and provide oversight of CM&B’s Operations Team. Rob’s current responsibilities as a Project Executive are to manage numerous client relationships, provide direction and engagement of his project teams and execute specific initiatives of CM&B’s Strategic and Business Plan.
Rob holds a BS in Business Administration from Stonehill College. He has been active with several national organizations, serving on panels for the National Retail Construction Association (NRCA) and as a member of the International Council of Shopping Centers (ICSC).
Rob spends his free time with family and friends. He enjoys golfing, boating, fishing and spending time outdoors.
Sean Fahy's Bio
Sean has over 34 years of experience in the construction industry and is an original member of the CM&B team. As President, Sean is responsible for managing the day-to-day operations of the company, as well as developing and executing the company’s Strategic and Business Plan. In addition, Sean leads the business development efforts and works to increase CM&B’s image and brand awareness in key market sectors. His professional experience is diverse in both the vertical markets CM&B serves and in scale. He has managed projects spanning the Automotive, Food Store, Hospitality, Retail, Industrial and Commercial Offices sectors.
Stephen Krauss's Bio
Steve has more than 30 years of accounting experience in the construction and design industry. As Senior Vice President/Accounting, he oversees crucial areas of CM&B’s financial and business operations, including cost management, risk and business licensing. Additionally, Steve works closely to help manage CM&B’s legal, insurance, accounting and investment teams.
Steve earned a BS in Business Administration with a dual concentration in Accounting and Management from Northeastern University. He began his career as a Project Accountant while participating in Northeastern’s co-op program. Since finding his home in the construction field, Steve has held the titles of Regional Controller, Corporate Controller, Chief Financial Officer and Vice President/Corporate Risk.
When not at work, Steve enjoys spending quality time with family and friends at his lake house in Maine. Three seasons of the year, Steve enjoys golfing and continues to chip away at his “respectable” handicap.
Stephen Malenchini, P.E.'s Bio
Steve has over 20 years of experience in the construction and engineering industries. He has extensive knowledge working on complex technical projects in complex environments. His experience spans all sectors of the construction industry, including site development, infrastructure, institutional, hospitality and retail projects. As the New York Division Manager, he is responsible for the leadership and management of CM&B’s growing New York office. In addition, he and the President are jointly responsible for all projects in the Tri-State region. Stephen is also part of the Senior Management Team, where he participates in corporate strategies for staffing, business initiatives and organizational improvements.
Steve is a registered Professional Engineer with a BS in civil and environmental engineering from the University of Massachusetts at Amherst.
In 2015, Steve and his family relocated from the North Shore of Massachusetts to New York City. He enjoys boating, traveling and participating in outdoor activities with his wife, son and dog.
Steven Parry's Bio
Steve has been part of the CM&B team since 2010, when he started as an Assistant Superintendent. His career growth has allowed him to hold the positions of Superintendent, Project Manager and Project Executive. Steve is directly responsible for managing all construction activities and services, to ensure that clients’ expectations are met at every stage of a project. His professional experience offers an expansive background in the Retail Centers, Food Stores and Retail sectors. Steve leads the innovation and IT group for the company to ensure that CM&B is at the forefront of construction technology. He is also part of the Senior Management Team, where he participates in corporate strategies for staffing, business initiatives and organizational improvement.
Steve earned Construction Management and Structural Engineering degrees from Columbia University and an Applied Physics degree from Providence College. He holds an EIT License, an Unrestricted Massachusetts Construction Supervisor license and is a LEED Accredited Professional.
Steve resides in Boston, where he continues to enjoy playing recreational soccer. Although he has lived in America most of his life, he still roots for his home team, Manchester United. When spring arrives, Steve can be found sailing or enjoying a round of golf.
Tim Puopolo's Bio
Since joining the CM&B team in 2010, Tim has held the titles of Assistant Project Manager, Project Manager, Project Executive and Operations Manager, where he developed significant experience in both the Food Store and Automotive sectors. As an Executive Vice President, Tim is responsible for the successful development of a two-division organization with a Division Management structure operating as one company with common goals and values, emphasizing business plan and strategic objectives, utilizing the People.Building. philosophy to develop high performing teams operating in two geographical locations. Tim is also part of the Senior Management Team, where he participates in corporate strategies for staffing, business initiatives and organizational improvement.
Tyler Virden's Bio
Tyler joined the CM&B team in 2019 with 20 years of experience in construction management. Working extensively on complex projects in the Institutional, Corporate, Med Tech, Hospitality, Retail, and Recreational sectors. In his current role as Vice President/Project Executive, he is responsible for managing pre-construction services and construction projects, establishing and maintaining operational standards and procedures, supporting Project Managers and Superintendents, as well as cultivating and maintaining long term client relationships.
Tyler holds a BS from Arizona State University and a Master’s in Business from National University.
He resides in Essex MA where he is an avid boating enthusiast. He enjoys hiking, camping, mountain biking, and above all spending time with his wife and two sons in the Caribbean.

James Thomson's Bio
James joined the CM&B team in 2020 with nearly 20 years of experience in construction management. In addition to overseeing and providing leadership for CM&B’s Estimating and Pre-Construction department, James develops conceptual budgets and manages the expansion of CM&B’s national subcontractor base to deliver competitive pricing with predictable outcomes for our owners.
James double majored in Business Management & Economics from Goucher College in Baltimore, Maryland while also challenging himself as a two sport athlete – soccer and lacrosse. He participates in industry associates including Building Owners and Managers Association (BOMA), International Facility Management Association (IFMA), IIDA and Corenet to name a few.
His commitment to People. Building. doesn’t just extend to CM&B. In his free time, he enjoys volunteering with charities including Leukemia & Lymphoma Society, MS Society of Greater NE and Boston Children’s Hospital Trust. An avid outdoors men, he enjoys spending time with family and friends while surfing, paddle boarding, hiking, golfing, boating, mountain biking and skiing.

John Tassinari's Bio
John joined CM&B in 2014 after switching gears from State Street Bank and venturing into the construction industry. As Vice President/Senior Project Manager, John is responsible for maintaining operational standards and procedures, providing support to CM&B’s Assistant Project Manager and Superintendent staff, as well as servicing and cultivating client relationships. He has a wide range of experience with shopping centers, grocery stores, restaurants and retail construction.
John holds a BS in Finance with a minor in Accounting from Clemson University. John enjoys most activities outdoors including golf, football and fishing. In the summer, he can be found on Mayflower Beach on Cape Cod. When fall comes to New England, he can be found rooting for the Clemson University Tigers.
Kate Sullivan's Bio
Kate has always been passionate about people. After spending most of her career teaching, she joined CM&B in 2005 as Marketing Director. As the company continued to expand and grow, CM&B’s leadership recognized the importance of creating a position focused on building its own people’s opportunities for success. As Vice President/Human Resources, Kate is an expert at helping employees define their growth plans and build their careers. She is responsible for recruitment efforts, employee benefits programs and HR compliance as well as CM&B’s Mentoring Program.
Kate earned her BA from the College of the Holy Cross and later earned her master’s in Education from Lesley University.
The mother of four grown children, Kate enjoys spending time with her family, especially her five grandchildren. She is an avid golfer, gardener and Pilates student. Kate has written a novel that she may one day summon enough nerve to submit to a publisher.
Tom Tassinari's Bio
Since becoming a member of CM&B in 2010, Tom has held the titles of Assistant Project Manager, Project Manager and Project Executive, where he developed significant experience in both the Food Store and Retail sectors. As the Boston Division Manager, Tom is responsible for the leadership and management of the Boston office. In addition, he and the President are jointly responsible for all projects in the New England region. Tom is also part of the Senior Management Team, where he participates in corporate strategies for staffing, business initiatives and organizational improvement.
Tom holds a BS in Mechanical Engineering with a minor in Economics from Tufts University.
When away from the office, Tom enjoys traveling, boating, and sneaking in a few rounds of golf, although nothing is more important to him than spending time with his wife, family and friends.

Nicole Mitsakis's Bio
Nicole joined the CM&B team in 2016 as a Marketing Specialist. In her current role of Vice President/Marketing, her creativity is demonstrated everyday through the leadership, creation, execution and coordination of all aspects of the Marketing Department. As part of the Management Team, she is responsible for promoting, enhancing and exemplifying CM&B’s culture, values and the mission statement.
Nicole earned her BS in Graphic Design from Mount Ida College and is passionate about branding, design and social media.
She is the mom of two boys Zachary and Alec, plus their family dog Archie. An exercise enthusiast, she has run three half marathons and in 2017 accomplished her dream of completing the Boston Marathon. Deeply invested and passionate about Dyslexia, she co-founded the Massachusetts Chapter of Decoding Dyslexia in 2012 to raise awareness about the science of learning to read. In October of 2018, after six years of lobbying, Massachusetts passed a law requiring school districts to begin screening students for Dyslexia, and DD-MA played a vital role in this monumental event.
