Scope Of Work

The Pine Grove Elementary School Project included a phased renovation of the existing and occupied Pine Grove Elementary School. The project – originally slated as an MSBA “Limited Scope Repair” project – ultimately entailed comprehensive renovations to the entire school, including replacement of all MEP and life safety systems. Additionally, the project was comprised of a complete window replacement and roof replacement. Due to floor layout reconfigurations, substantial temporary shoring and structural reinforcement and revisions were required.  The project also included comprehensive site upgrades and improvements.

HIGHLIGHTS & CHALLENGES

Intensive and Mission Critical Summer 2018 – The project approach included a very aggressive and important scope of work for summer 2018 (Phase 1). Specifically, the scope included completion of the new main electrical room, new primary electrical service (a portion of which was required to run under the slab of the existing building), new boiler room, gut renovation of the administrative suite, new front entry vestibule addition and entirely new front parking lot and roadways. Despite several unforeseen conditions and design revisions, W.T. Rich was able to successfully complete this work on time – billing over $9 million worth of work within a 10-week period. 

Phasing Coordination – The Pine Grove School was occupied throughout the school year, requiring a stringent and highly orchestrated phasing approach. Systems in occupied areas (power, tel-data, PA system, security, heat, plumbing and fire alarm) needed to be kept operational in parallel with newly installed systems coming online in other parts of the building.

Energy/Envelope/Code Compliance – The entire facility had to be upgraded for life safety and code compliance. This entailed installation of fire alarm systems, fire suppression systems, window replacement and roof replacement, and perimeter spray foam insulation.
