Scope Of Work

The Waldwin Group engaged Curtis Construction as Construction Manager to provide pre-construction and construction management services. Erecting a new building in an urban setting means coordinating a whole range of challenges not faced in open areas, the area’s heavy traffic patterns, and the close proximity to abutters’ properties created opportunities for creative problem solving.

Extensive excavating and fill removal were required to regrade the lot for the foundation, parking lot, landscaping and retaining walls. New England winter added to the complexity of the urban setting. Snow and bad weather made keeping on schedule a challenge.

Throughout the summer and fall the building’s foundation was poured and structure framed, including a 4-story elevator shaft. As the winter arrived the building’s exterior envelope was completed, and interior construction began, including a roof-top gym and roof deck with landscaping.

Having managed many urban projects, Curtis knew collaboration during the pre- construction stage was essential for the project to be successful. All subcontractors and product manufacturers were made aware of site conditions and issues such as deliveries, storage, and worker parking are were addressed early in the planning stage which reduced potential complications that could arise on a site located in a busy, congested section of the city. Curtis carefully choreographed the sequencing of the regulated soil disposal in a manner that minimized costs while opening up the site for additional construction activities.

At the heart of the city and part of the City of Boston’s Roxbury Strategic Master Plan and Dudley Vision, the Archer Bonell project brings much needed housing to the Dudley Square area, 15% of the units are affordable housing, meeting the city’s Inclusionary Development Policy requirements. The Dunkin Donuts in the retail space is expected to bring 70 jobs to the area. The area is now longer an eyesight. Gone are the trash and abandoned vehicles, all part of the City of Boston’s efforts to revitalize the neighborhood
