Scope Of Work

The Sutter Health CPMC Van Ness Campus Hospital represents a milestone community investment in the health of San Francisco. The $2.1 billion state-of-the-art, one million square foot facility, features 11 floors and 274 acute-care beds. Every detail of the new hospital is geared toward creating an inclusive, healing environment, where high quality, technology, safety, efficiency and personal touches continue to be the norm.

The hospital occupies an entire city block between Geary and Post streets along San Francisco’s bustling Van Ness corridor. The nearly one million square feet of acute care, diagnostic, clinical treatment and administrative space includes:

274 Patient Beds, 16 ORs, 6 Cath Labs, 20 Labor/ Delivery Patient Rooms

All rooms are private and feature exterior city or garden views and natural light

5 living roof gardens, including a public outdoor terrace

Design incorporates a theme of natural materials and touchable artwork

Not only is the hospital built to meet or exceed California’s stringent seismic laws, the structure is the first in North America to incorporate innovative viscous wall dampers, 119 in total. The hospital is built to be self-sustaining for at least four days following a catastrophic event.

Designed to achieve LEED Silver certification, the hospital features include using captured rainwater for the hospital’s five rooftop gardens and high-efficiency, low-flow plumbing fixtures, which will save more than 3 million gallons of water per year. The hospital uses 14% less power than the average U.S. hospital

This project was built in the spirit of innovative collaboration and embraced a Lean culture, resulting in the hospital opening earlier than similar hospital construction projects and coming in UNDER BUDGET. This fast-tracked delivery was attributed to the team’s implementation of Integrated Project Delivery, which utilizes a cohesive design and construction approach that keeps costs down and predicts construction challenges ahead of time.

To supercharge our firms' capacity and staffing for a project of this scale, Herrero Builders formed a joint venture partnership with The Boldt Company (HerreroBoldt), who complimented our own passion for Lean and obsession with process. Together with Sutter Health and SmithGroup, HerreroBoldt entered an IFOA, using Integrated Lean Project Delivery (ILPD) methodology to deliver a special facility, encompassing California Pacific Medical Center's vision and guiding principles. The project incorporates the latest in construction management, including: Target Value Design, Building Information Modeling, and advanced approaches to ILPD. The project even included the complex demolition of two existing 10-story buildings occupying a full city block.

Perhaps the best way to appreciate the high level of collaboration on this project is to look at the BIM model. Over 300 people from 25 companies contributed to the coordinated 3D model, managed by HerreroBoldt. Autodesk honored us with the 2016 AEC Excellence Award for IPD/Collaboration in Building, awarding HerreroBoldt first place out of 162 teams from 29 countries.

Delivered on time and under budget, the project's successes are owed to the team's collective commitment to Lean processes and tools. From start to finish, we focused on what Sutter Health CPMC values. Our team operated from a “Big Room" environment, where the entire multi-disciplinary team worked side by side with the owner, architects, and trade partners, throughout the project's duration. It was an environment where everyone's input mattered. We empowered our team members to make decisions to keep the project moving along quickly. And the results were staggering.
