Scope Of Work

 Healthcare Management teams with LS3P and Choate Construction Company to create  South Park Continuing Care Retirement Community located in the heart of the upscale South Park neighborhood. ’s model for the facility as an all rental option sharply contrasts their entry-fee and fee-simple based competitors in the surrounding area.  The Continuing Care Retirement Community (CCRC) is the anchor component of the overall master planned  South Park development.

An 8-story, 308-unit facility is constructed on a concrete frame with exterior skin components of stone, brick and some exterior insulation and finish system (EIFS) accents.  Common space throughout the CCRC combines for a total of 40,000 SF encompassing multi-purpose rooms, fine dining areas, terraces, a bistro, fitness areas and spa.

The  South Park development incorporates amenities with a wide array of senior living needs in mind.  Beautifully landscaped grounds combine lush plant life with hardscape features creating a serene setting across the CCRC campus. The surrounding South Park neighborhood offers residents a multitude of conveniences just steps away.

PROVIDING FOR THE FULL CONTINUUM OF CARE

Several types of living options are incorporated to offer a full continuum of care for residents, 168 independent living, 60 assisted living, 24 memory care, and 56 skilled nursing units.  The independent living apartments are mostly one and two bedroom units featuring tall ceilings, hardwood floors, tile flooring and granite countertops in the kitchen and bathroom.  A memory care garden is designed as a therapy tool for residents with Dementia and Alzheimer’s diseases.

A challenging 10-acre site requires extensive earth removal to ready the property for a 390-car parking deck constructed of cast-in-place concrete.
