Scope Of Work

In early 2012 Pease Construction was contracted with King County Library System for the construction of a  15,514-square-foot library in Federal Way, Washington. The project consisted of the demolition of an existing one-story wood-framed library building and ancillary structures, and the construction of a  one-story wood and steel framed library in its place.

Along with typical site-work, associated development included expansion and modification of the existing parking lot and construction of a rainwater detention pond.  public spaces are accessed from a pedestrian pathway and plaza into a 12,200-square-foot sloped roof structure clad in curtain wall glazing and perforated weathering steel. Steel columns and kingpost trusses, along with glue-laminated beams were salvaged from the demolished building, support the exposed roof and exterior walls of this space.  support and staff spaces were contained within a 3,700-square-foot CMU veneer-clad wood framed structure which was partially overlapped by the public structure described above. Both superstructures are supported by a slab-on-grade with thickened edges and column footings. Non-standard finishes include wall panels created from salvaged glue-laminated beams and ground and polished concrete. The structural slab contains radiant tubing in the public spaces, and a topping slab houses cellular raceways for power and data distribution. Additional climate control are provided by fin tube radiators and fan coils. Central heated and chilled water is supplied from natural gas boilers and air cooled chillers.
