Scope Of Work

The project consisted of a new two-story convention facility addition, a black-box theater addition, and renovations to the existing Presentation Hall Auditorium and Arena venues within the Mayo Civic Center originally built in 1939 and through the course of several expansion and renovation projects over the decades.

The convention center expansion provides large ballroom and banquet facilities on the Skyway Level and session breakout meeting rooms on the Street Level.   A variety of meeting room sizes and configurations were included to accommodate many different size groups and events.  The large prefunction spaces surround the ballroom and meeting room venues on both levels allow for event registration and support services, breakout gatherings, trade show displays, small group gatherings and ample attendee circulation between events.

Renovations to the existing Presentation Hall addressed functional, technology and cosmetic appearances.  The work undertaken included reconstruction and reconfiguration of existing walls and ceilings, dressing room upgrades, replacement of stage lighting, rigging and catwalk systems, new finishes in all areas, acoustical treatments, seating replacement, new audio-visual systems, new house and theatrical lighting and new mechanical systems.  Several upgrades in both Presentation Hall and the adjacent Auditorium venues (part of the original building construction) addressed accessibility issues including seating, restrooms, and the addition of an elevator to the Auditorium Concourse Level.

The addition of a new 10,000 square foot commercial food preparation kitchen, renovations to the existing kitchen facilities and the development of remote food distribution pantries and serving stations permits the Mayo Civic Center to service multiple venues simultaneously through their own in house food service group or the coordination of an outside caterer.  The development of dedicated preparation, distribution and cleanup facilities along with state-of-the-art equipment allows Mayo Civic Center to serve the needs of any group size from facilities entirely on-site.

An addition to the existing Civic Theatre facility included a multi-purpose performance space (“black-box theater”) with seating for 150-200 patrons, rehearsal space, prefunction gathering space, new dressing rooms and ample basement level storage.  The addition to this venue concluded a venue expansion vision that started with the 2000 Mayo Civic Center Exhibit Hall expansion and renovation project.

A description of the major work elements and assemblies is as follows:  selective demolition of existing building sections; earthwork; rerouting of existing and implementation of new utility services; steel pile foundations piers; concrete pile caps, building foundations and both suspended and slab-on-grade floor structures; steel structural frame; exterior glazed curtainwall systems; exterior metal and architectural precast concrete wall claddings; membrane roof covering systems; interior masonry and metal stud framed partitions; floor, wall and ceiling finishes; procurement and installation of facility operational equipment; ventilation systems; plumbing systems; fire protection systems; electrical power systems including internal, external and theatrical lighting; communication systems including low voltage and audio/visual ; electronic safety and security systems; and site improvements.
