Scope Of Work
The Center is an eight story mixed use building, connected to the City skyway system and an adjoining parking ramp. The street level of the building is programmed for retail use. Two floors are intended for occupancy by private biotechnology and medical device companies. Mayo Clinic occupies the top five floors. The Client embraced high sustainability design aspirations and insisted that the building be designed to qualify for LEED certification.
CPMI provided predesign planning and budgeting and assisted in obtaining State funding for the ramp expansion. We provided design and constructablilty reviews during the Design Phase. We assisted the Owner in soliciting proposals for testing and commissioning consultants, were on-site full time and had the following responsibilities: develop and update financial reports, monitor contractor’s construction schedule, negotiate construction claims, develop and issue minutes of meetings, coordinate Owner’s testing and commissioning and quality control consultants.
The project had multiple funding sources: city funds, State GO bonds, and a DEED grant for environmental remediation. It was also a project with multiple stakeholders: City of Rochester as Owner of the parking ramp and office building and multiple tenants in the office building including a nationally recognized medical tenant. CPMI tracked all the funding sources and costs in one report. This gave the City of Rochester a global report with detailed back-up to keep costs in line.
