Private Catholic College
A hallway outside the mechanical room in the basement of a small private catholic college was lacking proper fire protection. The CMU walls were already two-hour fire rated, but the rest of the area was outdated and not in code. An inspector with the Department of Health noticed the discrepancies during a routine inspection and required a retrofit of the hallway, because of the code violations and because the area is a means of egress.
The problems? Void spaces between the top of the structural beams and the roof decking were unprotected. Additionally, the roof decking, joists and beams were inadequately fireproofed. These breaches were in violation of current fire code standards; a retrofit was needed to tie the fire protection elements together to create a continuous fire rated assembly and provide a safe means of egress.
Ace Resources was called in to solve the problem. Our solution? Install spray-applied fireproofing to the roof decking, bar joists and structural beams to achieve a two-hour fire rating, the same rating that the CMU walls currently had. Also, mineral wool (aka Rotten Cotton) insulation was installed in the void space above the structural beams to seal the area between the beams and roof decking. The fireproofing and mineral wool did the trick, tying all the fire protection elements together. The result was another successful job for Ace Resources, an outdated building brought up to current fire codes, and occupants that are safe and sound for years to come.
Shippensburg University
The brick-and-mortar Dauphin Humanities Center at Shippensburg University has a steel and glass addition that serves as a rear entranceway. Occupants inside the classroom above were complaining of a cold floor. An IR camera sweep revealed a thermal penetration from the structural steel members supporting the concrete floor. Since the steel supports were exposed to outside temperatures, cold air was traveling through the steel supports to the concrete floor above and causing a thermal breech. The concrete floor was originally sprayed with 4” of acoustical insulation when the addition was built (but not the steel supports) and that provided only an R-16 thermal value to the concrete. Plus, the insulation did little to prevent air leakage and moisture penetration.
Ace Resources’ proposed the following solution: Spray 3” of closed-cell spray polyurethane insulation to the structural steel members that support the concrete floor above, encapsulating the steel to ensure no thermal breech occurs. A total R-21 thermal value was achieved, as well as a complete air barrier and moisture vapor retarder. Now the occupants have a warmer floor, with no worries of future issues, since spray foam is a permanent insulation solution.
Lebanon Valley College
The Arnold Sports Center at Lebanon Valley College wasn’t expecting a condensation issue, but that’s exactly what happened. Moisture was collecting on the underside of the metal roof above a racquetball court, raining down onto and damaging the drop ceiling below, as well as soaking the fiberglass insulation. A solution was needed to protect the building from further damage and to ensure the occupants were kept safe.
Ace personnel to the rescue! Ace Resources Personnel installed 4” of closed-cell spray foam insulation to 3790 sq. ft. of metal roof decking. In addition to adding an R-28 insulation value, the spray foam acts as an air barrier and moisture vapor retarder, ensuring that no moisture vapor infiltrates the building. And since spray foam will not shrink or settle, the building and its occupants will stay safe, dry, and protected for years to come.
River’s Edge Nursing & Rehab
This center, located on the picturesque Delaware River in Philadelphia had a small problem that needed a quick fix. There were two small areas of missing fireproofing that needed patching outside the nursing stations. The facility manager wasn’t in a position to do the work himself, and he had only days to get the areas patched in order to satisfy the building inspector. Within a day of his call, we visited his facility, documented the missing fireproofing, and drafted a proposal to fix his Facility’s problem. Then within a few days after that, the missing fireproofing was fixed and the building was back up to current fire codes.
