Scope Of Work
Challenge
Cyrcon Builders was hired by Money Back Brewing Company to transform the first story storefront of the historic Collections Building into the current Barrel Down Restaurant and downtown Los Angeles Beer Hall. Built In 1917, the Collections Building located at 525 W. 7TH St. in downtown Los Angeles is a dramatic street level space combining classic elements of Los Angeles with the post-contemporary.
Cyrcon builders worked directly with designers, architects and engineers to design/build this historic space and transform the space from a dilapidated storefront into one of the most popular beer halls in Los Angeles. The project involved a complete retrofit of the Mechanical/Electrical/Plumbing structures including coring through the almost 100 year old concrete to run new pipes and electrical systems into the basement and sub-basement where the 100 foot walk in cooler was located.
Results
Cost – The project was delivered on schedule and under budget. In addition to these base savings, other savings were accomplished with the following strategies:
Value engineering
Aggressive bidding
Contract negotiations
Design/build engineering and design
Schedule – Cyrcon was able to deliver the project on time to achieve the clients goal of a May 1 grand opening and preview, just ahead of the busy summer season.
