Scope Of Work
Palo Alto's Page Mill Road has a long history incubating technological innovation. But despite its highly desirable location, one buildings in Page Mill Hill complex had been languishing empty for 10 years when Orchard was brought on board to manage . Tenant improvement were various stages completion at 1891 Page Mill Road, requiring Orchard to collaboratively efficiently to ensure that lessees—including new Corning West Technology Center—could move in as planned.
Challenge
three including two tenant improvements in less than eight weeks to meet scheduled move-in dates. Help Corning achieve certification for their 21,000-square-foot workspace.
Execution
Took over - tenant improvement , finalizing agreement insurance policy securing appropriate permits.
Hired collaborated with an architect to completely redesign interior space (lobby, conference rooms, labs, offices, kitchens, restrooms, workspaces) for Corning.
"Greened" interior spaces with environmentally sensitive materials such as recycled glass countertops.
Hired a landscape designer and managed a bioswale to trap silt pollutants from flowing rainwater in parking lot.
Streamlined tenant improvement lease approval process order to speed up 's completion.
Revised accounting practices to ensure that tenants in all five buildings were billed accurately for common (CAM) .
Arranged for Stanford's Marguerite shuttle to provide free transportation to from Palo Alto Caltrain station.
Results
By completing tenant improvement capital on time within budget, Orchard was able to fully lease a formerly empty . Orchard also improved tenant relations by managing effectively, expanding tenant , revising financial reports to ensure accurate tenant billing. City Palo Alto awarded Corning's workspace certification for its compliance with city's Program.
