Scope Of Work
century-old St. James Plaza downtown San Jose began life as a Masonic Scottish Rite temple. After decades use as offices, stunning nine-story glass--brick began losing tenants to newer complexes due to neglect aging infrastructure. By 2006, when Embarcadero Capital , LLC, purchased , occupancy had declined to 20 percent. new redesigned main lobby common , defined a plan to update mechanical infrastructure, 2008, hired Orchard to manage .
Challenge
Effectively manage St. James Plaza to retain existing tenants attract new credit tenants to increase overall occupancy rate. renovations to restore to its rightful place as a jewel San Jose's historic district.
Execution
Assigned an experienced, responsive to create positive relationships with tenants.
Oversaw upgrades to water, cooling, ventilation, systems.
Assisted with recruitment a new engineer administrator.
Supported Embarcadero Capital's leasing efforts to attract new tenants.
Results
St. James Plaza's reputation as an outstanding address was enhanced by a first-rate . Embarcadero Capital signed new leases with ZER01, an dedicated to presenting world's most innovative artists; Fat Spaniel Technologies, a much-sought-after renewable startup; Law Foundation Silicon Valley. By mid-2009, overall occupancy St. James Plaza had risen to 70 percent.
